7 Signs You Need a New Roof

Roofs don't fail overnight — they send warning signs for months before a major leak develops. Here's what to watch for.

1. Age: 20–25+ Years Old

Standard 3-tab shingles have a 20–25 year lifespan. Architectural shingles last 25–30 years. If your roof is approaching this range, start planning for replacement even if it looks okay.

2. Shingles Are Curling or Buckling

Curled shingles — either at the edges (cupping) or in the middle (clawing) — indicate moisture damage or age-related wear. They can no longer effectively shed water.

3. Missing or Cracked Shingles

A few missing shingles can be repaired. Widespread cracking or loss indicates systemic failure — replacement is more cost-effective than ongoing patching.

4. Granules in the Gutters

Asphalt shingles lose granules as they age. Heavy granule loss in gutters or downspout runoff means the shingles are nearing end of life and UV protection is failing.

5. Visible Daylight in the Attic

Climb into the attic on a sunny day. If you see light streaming in, water can get in too. Also check for water stains or wet insulation.

6. Sagging Roof Deck

A sagging area indicates structural damage — usually moisture damage to the decking or rafters. This is a red flag requiring immediate professional assessment.

7. Rising Energy Bills

A failing roof loses insulation value. If heating/cooling costs are climbing without explanation, the roof and attic insulation may be compromised.
